👋 Welcome to our fully renovated A-frame, tucked into a fern-covered wooded lot in Pocono Lake, PA. Bright, airy and redone top to bottom — built for families and small groups who want a hot tub, a fire pit and real quiet. 🌲

🔥 Fireplace notice (please read): This home has ONE usable fireplace and it is ELECTRIC — in the den/seating area with the white stone surround. It's fully operable and guests are welcome to use it. The small black wood-burning stove in the main living room is INOPERABLE and NOT available for guest use — please do not light or attempt to use it.

🛋️ The Space
The main living area is open and light-filled, with an oversized modular sectional, a solid wood coffee table, a wood stove (INOPERABLE — not for guest use) and a wall-mounted smart TV (Netflix, YouTube and your favorite streaming apps). Sliding doors lead straight out to the patio, fire pit and hot tub.

📌 Please note that the $35 HOA registration fee only covers your registration with the community.

⚠️ This is an HOA community requiring us to submit guest's info THREE (3) DAYS prior to arrival.
⚠️ Any changes to reservation details including number of occupants, additional vehicle, swapping of vehicle, and additional guests cannot be made within THREE (3) DAYS of arrival date as HOA is very strict on this. (No exemptions)

⚠️ HOA late fee will apply if registration is not completed at least THREE (3) DAYS prior to arrival
📌*Car/Trash Pass: After completing HOA registration, guests will receive a confirmation email with a copy of their car/trash permit. Please PRINT the permit prior to arrival, as this will allow you to proceed directly to the house.
📌*Wristbands: Wristbands are mandatory for all individuals 12 years old and above. These are used for identification and access to the community, amenities, or facilities and must be worn. DO NOT DISCARD and please make sure that all wristbands are left at the property after each stay. If wristbands are lost or stolen while staying at our home, there is a $25 replacement fee per band.
⚠️ Trash Disposal: Locust Lake Village (LLV) uses a centralized gated trash compactor, not individual house pick-up — please display your Trash/Parking pass for easy access. Due to active bear activity, trash may never be left outside.
📌 Guests are fully responsible for bagging and removing all trash and recycling from the property. Failure to properly dispose of or remove garbage may result in an additional fee or fine.
📌 All trash must go in a bag before it's placed in the compactor — no loose trash allowed (except recycling).
📌 Recycling (paper, metal, glass) goes in the separate recycling compactor. ❌ Plastic bags are not allowed in recycling — they can jam the compactor.
📌 Trash facility: 202 Martha's Lane. Hours: Mon/Fri/Sat 7:30am–3:30pm, Wed/Sun 9am–5pm, Holiday Mon 9:30am–5:30pm — closed Tue/Thu and on Easter, Thanksgiving, Christmas & New Year's Day.
📌 If checkout falls on a closed day, take your trash to the compactor the day before.
⚠️ Disposing of trash anywhere else — including community trash cans or private dumpsters — is prohibited.

⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!
⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they're generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they'll simply wander by and continue on their way.
⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed.
⚠️ Lost & Found Shipping Policy: If personal items are left behind, we're happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee).

📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled.
📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance.
📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required. This waiver is requested through the Airbnb Resolution Center and provides coverage up to the amount paid. If any damage exceeds this coverage, the terms and conditions outlined in your rental agreement will apply.

♨️ Hot Tub Notice – Please Read 😊

📌 We strive to maintain the highest standards of cleanliness and hygiene. Occasionally, if a previous guest hasn’t followed proper usage guidelines, we may need to drain, clean, and refill the hot tub before your stay for health and safety reasons 🧼🦠. If this happens, please note that it may take until the evening of your first night (or slightly longer, depending on the weather) for the water to fully heat back up 🔥🌙. We totally get that guests look forward to relaxing in the hot tub, and we only perform this maintenance when absolutely necessary to ensure a clean and safe experience for everyone 💧👍.
📌For transparency, please know that our hot tub is professionally serviced after every reservation, and our tech team sends us time-stamped photos once the cleaning and servicing is completed — we keep those photos on file to confirm it’s been properly cleaned and ready for each new guest. Lastly, if you request any additional hot tub cleaning/service during your stay (outside of our standard post-checkout service), it will come with an additional fee and will be billed to the guest.
📌 A note on water appearance: To keep the hot tub looking and feeling its best throughout your visit, we recommend rinsing off before each use — lotions, sunscreen, and natural body oils can affect water color and clarity, especially with larger groups. This is completely normal and not a sign of poor maintenance. A quick rinse goes a long way toward keeping the water crystal clear for everyone to enjoy!
