👋 Welcome to our Poconos chalet, tucked into a quiet, tree-shaded lot inside the gated community of Arrowhead Lakes, PA. Soaring ceilings, walls of glass onto the woods, and a game loft the kids (and the adults) will fight over — built for families and groups who want space, comfort and real Pocono quiet. 🌲

🛋️ The Great Room
Cathedral ceilings, and windows/doors that fill the main level with light! An oversized wraparound sectional gathers around a grand stone fireplace — propane-fired, so it lights at the flip of a switch with no hauling or splitting firewood — beneath a wall-mounted Roku Smart TV (Netflix, YouTube and your favorite streaming apps). Sliding doors lead straight out to the deck and fire pit. Gleaming hardwood floors run through the whole open-concept level, so the cook is never left out of the conversation.

Three bedrooms plus a loft/game room that has two twin beds — six beds in total. The loft is an open game room, not a fourth bedroom. Maximum occupancy is 10 guests, per the township permit.
Each bedroom has its own wall-mounted smart TV and its own mini-split for individual climate control — plus playful trail-sign room markers (“Moose Crossing,” “Deer Retreat”, "Bear Den") that kids love.

The upstairs loft is the heart of the house on a rainy day: a brand-new full-size air hockey table, a 422-game retro cocktail arcade cabinet (Pac-Man, Ms. Pac-Man, Frogger & more) with stool, a Giant Connect 4 board, assorted board games, a Roku Smart TV and exposed beams overhead. Tournament season, every season.

📍 Location
Arrowhead Lakes, Pocono Lake, PA — gated, quiet and central to everything: skiing and tubing at Jack Frost/Big Boulder and Camelback, Kalahari's indoor waterpark, Mount Airy Casino, Lake Harmony's restaurants, Hickory Run State Park and Pocono Raceway. Community lake, beach and pool access come with your ALCA temporary membership (see fees below). Within Arrowhead Lakes, guests can also enjoy a gym and pool-table room at the Recreation Center; a kids' game room at the Main Gate Welcome Center; and basketball, pickleball and volleyball courts, plus horseshoe pits. Access is subject to seasonal availability, posted hours, applicable HOA fees and community rules.

We welcome up to 2 dogs, 50 lbs or under, for a $75 per-animal pet fee (no cats, please).

⚠️ The main renter will receive a Renter Welcome Infosheet from ACLA which provides an overview of the rules and regulations, trash and recycling center, amenities, map, and local recommendations.
⚠️ Given our property's rural setting, you might occasionally notice small, non-harmful insects. Rest assured, we have comprehensive, year-round pest control measures in place and work hard to minimize these encounters. Thank you for your understanding, and please let us know if you have any concerns!
⚠️ Friendly Note: 🐻 Since our home is tucked in nature, you may spot a black bear in the area from time to time. No worries - they’re generally well-behaved and prefer to keep their distance from people. As long as food and trash are secured, they’ll simply wander by and continue on their way.
⚠️Winter Driving Note❄️: During winter months, 4WD/AWD is strongly recommended for safe and comfortable access, as mountain roads can be snowy or icy. We do our best to have the driveway plowed, but weather can change quickly and conditions may vary. If a vehicle becomes stuck, guests are responsible for arranging and covering any towing or assistance needed.
⚠️ Lost & Found Shipping Policy: If personal items are left behind, we’re happy to arrange return shipping 📦 — please note a $50 handling fee will apply for retrieval and coordination, separate from and in addition to all shipping and delivery costs 🚚 (shipping/delivery fees are not included in the $50 fee).
⚠️ Guests are responsible for properly disposing of all trash before checkout. A $5 per bag disposal fee may apply for trash left behind. If you're checking out on a day the community compactor is closed, please plan ahead and take the bulk of your trash to the compactor the day before while it is open.

📌 Submitting a valid ID and signing our rental agreement after your reservation is confirmed is required for this property. If these steps are not completed, your reservation will be cancelled.
📌 A refundable security deposit is required for all one-night reservations and for any bookings made outside of Airbnb. For reservations booked through Airbnb, the security deposit is offered only as an optional add-on that guests may choose to include at the time of booking for extra damage insurance.
📌 For Airbnb reservations with a one-night stay, an additional damage waiver of $100–$200 is required. This waiver is requested through the Airbnb Resolution Center and provides coverage up to the amount paid. If any damage exceeds this coverage, the terms and conditions outlined in your rental agreement will apply.

🌙 Important HOA Rule – Outdoor Lights

To maintain the peace and quiet of the neighborhood, all outdoor lights must be turned off by 11 PM. This is a new policy implemented by the HOA, and violations may result in a $300 fine, which we would unfortunately need to pass on to guests if applicable. We appreciate your understanding and cooperation in helping us keep good standing in the community!

⚠️ Our great-room fireplace runs on propane. No firewood is needed (or provided) — please do not burn wood or any other material in the fireplace.
